Find out about the different models for housing that we are proposing at Collaton.

Private sale housing

As part of our Full Application, we propose 68 private sale homes, which are a mixture of two, three and four bedroom homes, in a variety of shapes and styles, to suit a range of purchasers and budgets.

We are proposing 31 x two bedroom homes, 14 x three bedroom homes and 23 x four bedroom homes for private sale.

Each home comes with a front and rear garden, parking and generous room sizes. Further details can be seen on the Masterplan and the external and internal visuals can be seen on the How our plans will look page.


Harmony

Our Harmony model of housing provides purpose-built social rent homes. We are proposing four of these homes.

We propose that they will be let at a ‘social rent’ to people with a local connection to their community, and in housing need. To apply for one of these homes, you will need to be registered on Devon Home Choice housing register.

Dependent on the number of over 55’s on the development, one or two of the homes will be allocated to a local, younger person/s, who has experience of working in care, or is undergoing training in the care field. In return for a tenancy at social rent levels, the tenant will undertake an agreed number of hours a month being a ‘good neighbour’ to their neighbours and specifically those over 55’s in the Horizon housing on the development.

Horizon

Horizon homes offers a pathway to down-sizing, delivering ‘flexible’ purpose-built homes for those over 55 years old, that enable you to remain in the communities you feel part of and committed to. Homes will have access to assistive technology and incorporate many lifetime homes features such as wider doorways and level access. We are proposing four of these homes.

Horizon offers the opportunity to either buy your home outright, or the shared equity model allows homeowners, who may be asset rich but cash poor, to plan for retirement years, and release capital to take care of themselves in older age in a purpose-built environment.

There is also the option of ‘rent to buy’ which enables purchasers to move straight into their new home and rent it, whilst their existing home is being sold.

Wherever possible, we will be building one and a half storey homes which will accommodate the kitchen, lounge, bathroom and one bedroom on the ground floor so, as people age, they are able to access all the main accommodation, without having to negotiate stairs. However, they will also have the benefit of another bedroom and shower room upstairs for guest or, if needed, a carer.

Independent living

Many adults with learning and/or physical disabilities are unable to access the housing and support they need. Disabilities of any kind should not be a barrier to access, choice, and control, in respect of how and with whom you live.

High-quality Independent Living homes can be delivered across varied tenures, to meet the needs of individuals and those working with them and by being delivered at a local level enables support within communities.

The homes will be build using a tailored approach to housing needs and designated for those with learning and/or physical disabilities. They will be primarily two-bedroom, rich in assistive technology to enable independent living.

Rentplus

Rentplus is an affordable ‘rent to buy’ model, which offers an accessible route to home ownership, for those who are currently excluded from the market - with the opportunity to rent, save and own, through a combination of affordable rents, and a ten per-cent gifted deposit. We are proposing twenty-two of these homes as part of our scheme.

The new properties are leased and managed by a Housing Association, and tenants pay an affordable rent, the lower of 80% market rent and Local Housing Allowance, including service charges. To apply for one of the homes you would need to be registered on Devon Home Choice housing register.

With no repair or maintenance obligations, and low running costs, tenants can save even more towards their deposit, and build their creditworthiness.

After an agreed tenancy period of five, ten, fifteen or twenty years, the occupier is offered the opportunity to purchase their property. Whilst there is no obligation to purchase, those who do choose to buy receive a gifted deposit of 10% of the value of their home.

Vision

Vision delivers fully serviced affordable self-build plots, provided at a 20% discount of the market value and will have detailed planning permission. A ‘plot passport’ will be provided for every buyer detailing the rules and guidelines of the build. We are proposing nine of these types of homes as part of our offer at Collaton.

The plots will be designated for local people, who aspire to build their own home, and cannot access the self-build market without support. Purchasers will also need the necessary skills, although we also envisage a range of ‘add-ons’, which the developer can deliver at a fixed price for those needing additional support.

Primarily, the plots will be for a three-bedroom detached home, with scope to extend into the loft space as and when needed. The plots will generally be integrated within a wider scheme which also contains family homes, rather than purely a self-build site.

Anyone interested in the affordable self-build plots will need to be registered with the local authority.

Multi-generational living

Although not everyone’s choice, there is growing trend towards intergenerational living, with approximately 125,000 families per year adopting this type of lifestyle. Economically, the benefits are obvious, with housing and utility costs rising, but multigenerational living also helps with child-care, support, and loneliness.

The main barrier is many homes are not flexible enough to enable two households to have access to their own private space, and to communal areas, where families can come together to eat etc.

Our Multigenerational Living homes have multiple reception rooms, allowing for flexibility to redesign your home to meet the needs of your family, with self-contained areas for privacy, alongside shared communal space. They will also incorporate many lifetime homes features, such as wider doorways, level access, and provision for a stair lift. We are proposing five of these homes as part of our scheme at Collaton.

Focus

Focus is a new affordable way of enabling business owners to purchase a business unit on a shared ownership basis. On day one, as a business owner, a percentage of the unit can be purchased directly into your pension. The percentage you can purchase will depend on the amount of savings you currently have in your pension.

On the part you own, you pay a market rent directly into your own pension (tax-free) and on the remaining share, you pay rent to the landlord. The purchase agreement allows you to staircase and increase your share, as and when you have adequate funds in your pension. Once you have staircased to 100%, you will own the unit outright, and 100% of the asset in your pension.

The units will be built to shell ready for the occupier fit out.
