1. key worker scheme*

This offer is available to eligible Key Workers who reserve a qualifying home. Qualifying homes are subject to availability and may be withdrawn or amended at any time.

For the purpose of this promotion, a Key Worker is defined as an individual employed in an eligible public service or essential role (including but not limited to NHS staff, teachers, emergency services personnel, and other roles as determined by the developer). Proof of employment will be required. The developer reserves the right to determine eligibility at its sole discretion.

Eligible purchasers will receive a financial contribution of up to £10,000 per plot towards the purchase of the property, as agreed prior to reservation.

The incentive is limited to one use per plot and not per individual purchaser.

The agreed contribution will be confirmed in writing prior to reservation and is subject to the specific plot and purchase details.

The incentive will be applied on legal completion and cannot be used to satisfy the reservation fee or exchanged for cash.

The incentive is non-transferable and cannot be assigned to another party or property.

This offer cannot be used in conjunction with any other promotion, discount, or incentive, unless explicitly agreed in writing by the developer.

All incentives are subject to mortgage lender approval and conditions.

If the reservation is cancelled, or the purchaser fails to proceed to exchange and/or legal completion within the agreed timescales, the incentive will be withdrawn.

The developer will contribute towards Stamp Duty Land Tax (SDLT) up to a maximum value of £14,000.

The contribution is available only towards the standard SDLT payable on a purchaser's main residence.

The offer does not cover any additional SDLT liabilities, including higher rates applicable to second homes, additional properties, non-UK resident surcharges, or any future tax changes.

The value of the contribution will be calculated on an individual basis and confirmed before reservation.

The contribution will be deducted from the completion statement and is not redeemable for cash.

Purchasers must exchange contracts and complete within the timescales agreed at reservation.
